This application proposes to change the designation of these properties to allow for: a six storey mixed-use development (apartment building with commercial storefronts at street level); a maximum building height of 26m (approximately six storeys); a maximum building area of 10,800 square metres, based on a building floor area to parcel area ratio of 4.0; the uses listed in the proposed MU-1f4h26 designation; This application is being reviewed against applicable policies of the Riley Communities Local Area Plan and the Municipal Development Plan. An amendment to the Riley Communities Local Area Plan will be required to enable the this land use redesignation and development. A development permit application (DP2026-05263) for a six storey mixed use development with 96 apartments and 1,000 square metres of ground floor commercial space, including a 60 space childcare facility, has also been submitted. The development permit will determine the number of units, height, and site design details such as parking, landscaping, and site access. No decision will be made on the development permit until City Council has made a decision on this redesignation application.
