Summary#
This combined outline plan and land use amendment application proposes an outline for the future subdivision and development of 62.0 hectares (153.21 acres) of land in the southeast community of Belvedere. The proposal provides for: Ground-oriented residential (single/semi-detached and rowhouse) up to 12m in height in the R-G district; Low-density residential (semi-detached and rowhouse) with Live Work Units up to 13m in height in a Direct Control District; Mixed-use (commercial and apartment) up to 24m in height in the MU-1 district; and Open space (wetlands and parks) in S-UN, S-SPR, and S-CRI districts. This land use amendment and outline plan application covers 62 hectares, including 5.95 hectares to be designated as Open Space, Environmental and School Reserves. At full buildout 1,546 homes are anticipated. This application is being reviewed against applicable policies of the Municipal Development Plan and the Belvedere Area Structure Plan.
