This application proposes to change the designation of these properties to allow for: mixed-use buildings (e.g. apartment buildings with the potential for commercial storefronts); a maximum building height of 24 metres (an increase from the current maximum of 11 metres); a maximum building floor area ratio (FAR) of 4.0; the uses listed in the proposed Mixed Use - General (MU-1) designation. This application is being reviewed against applicable policies of the Municipal Development Plan and the Westbrook Communities Local Area Plan. NOTE: A development permit application (DP2026-03207) for a 6 storey building with 117 units has also been submitted. The development permit will determine the overall distribution of buildings, building design, mix and size of uses and site layout details such as parking, landscaping and site access. No decision will be made on the development permit until City Council has made a decision on this redesignation application.
