This application proposes to change the designation of this property to allow for: commercial or mixed-use buildings (e.g. commercial storefronts with apartments or offices above); a maximum building height of 12.0 metres (2.0 metres less than the current land use designation); a maximum building floor area of 580 square metres, based on a building floor to parcel area ratio (FAR) of 1.0; and the uses listed in the proposed C-COR1 designation. This application is being reviewed against applicable policies of the West Elbow Communities Local Area Plan and the Municipal Development Plan. NOTE: If this land use application is approved by City Council, the overall distribution of buildings, building design, mix and size of uses, and site layout details such as parking, landscaping, and site access will be determined through future applications (such as a development permit).
