Summary#
This application proposes to change the designation of these properties to allow for: commercial and residential uses in street oriented-oriented buildings with commercial uses required at street level, facing the commercial street [Mixed Use - Active Frontage (MU-2f4.3h24) District]; a maximum building height of 24 metres about 6 storeys (an increase from the current maximum of 12 metres); and a maximum building area of 5,446 square metres, based on a building floor to parcel area ratio (FAR) of 4.3 (an increase from the current building area maximum FAR of 2). NOTE: A development permit (DP2025-06335) for a 6-storey, 70-unit apartment building with commercial retail and restaurant units has also been submitted. The development permit will determine building design and site layout details such as parking, landscaping and site access. No decision will be made on the development permit until City Council has made a decision on this redesignation application.
