This combined outline plan and redesignation application proposes subdivision and development of approximately 75 hectares of land in the proposed community of Moraine, within the Glacier Ridge Area Structure Plan. This application provides for: single detached, semi-detached and/or rowhouse homes (R-G and R-Gm Districts); approximately 12.80 hectares ± (31.63 acres ±) of public open space including wetlands, parks, pathways and stormwater ponds (S-SPR and S-CRI Districts); multi-residential of low height and medium density that may include commercial uses (M-1, M-X1); the location and size of future public roads and public pathways; and the location of major utilities and services. This application is being reviewed against applicable policies of the Glacier Ridge Area Structure Plan (ASP) and the Municipal Development Plan (MDP); An outline plan is a form of detailed housing and infrastructure plan for an area requiring new public streets. An outline plan must be consistent with any community plan previously approved by City Council.
