Summary#
This application proposes to change the designation of the property to allow for the increase of the maximum building floor area from 650 sqm to 1225 sqm, reduce the setback from neighbouring property. This proposed DC (direct control district) is based on the rules of the CC-X designation. Amendments to the Beltline Area Redevelopment Plan Part 1 are required to allow for the proposed redesignation. NOTE: A development permit application (DP2024-03242) for a 12-storey addition has already been submitted and on hold. The development permit will determine the building design, mix of uses and site layout details such as parking, landscaping and site access. No decision will be made on the development permit until City Council has made a decision on this redesignation application.
