The application proposes to change the land-use designation of multiple properties (see map) to allow for: a mixed-use development comprising of commercial and residential dwelling units in street-oriented buildings with either commercial or residential uses at street level; a maximum building height of 24 metres, about six storeys (an increase from the current maximum of 11 metres); and a maximum building floor area of approximately 7,600 sq.m. to occupy a parcel size of 0.19 hectares. This application is being reviewed against applicable policies of the West Elbow Communities Local Area Plan (LAP) and the Municipal Development Plan (MDP). NOTE: If this application is approved by Council, the distribution of buildings, design, and details such as parking, landscaping and site access will be determined at the development permit stage.
