This application proposes an outline for the future subdivision and development of 62.18 hectares of land in the northwest community of Ambleridge. This proposal provides for: an anticipated 928 dwelling units in the form of single detached, semi-detached and rowhouse buildings (R-G, R-Gm); approximately 56 dwelling units within grade-oriented units (M-G); approximately 207 dwelling units within a 3 to 5-storey apartment building (M-1); approximately 4.71 hectares for community commercial development (C-C2); a future regional recreation centre and library (S-R); a future school site with playfields and other public park spaces (S-SPR); the location and size of future public reads and public pathways; the location of major utilities and services (S-CRI). This application is being considered under the policies of the Municipal Development Plan and the Glacier Ridge Area Structure Plan. An outline plan is a form of detailed infrastructure plan for a specified area. An outline plan must be consistent with any community plan previously approved by City Council.
