Summary#

This combined outline plan and redesignation application proposes an outline for the future subdivision and development of 14.81 hectares of land in the community of Cresmont. The application provides for: a maximum of 386 multi-residential dwelling units in the form of rowhouse or townhouse buildings and apartment buildings (M-G, M-1 and M-2); a mixed-use development comprising of commercial and an residential dwelling units in street-oriented buildings with either commercial or residential uses at street level (MU-1h40); approximately 3.58 hectares of land intended for commercial development (C-C2f2.0h40); and a approximately 2.61 hectares of land intended for an health and wellness facility (a Direct Control District). This application is being reviewed against applicable policies of the Calgary Municipal Development Plan and the Revised Calgary West Area Structure Plan. No development permit has been submitted at this time. The distribution of buildings, design, and details such as parking, landscaping and site access are determined at the development permit stage.
