Summary#

The proposal includes adjustments to the front and side setbacks for single- and semi-detached houses and rowhouses within select areas north of Dieppe Drive SW and west of Quesnay Wood Drive SW, affecting Direct Control (site specific) districts 163 and 164D2016. These changes allow single- and semi-detached houses and rowhouses to be sited up to 1.0 metres from the front or side property line, similar to the first phase of Currie Barracks along the east side of Sarcee Road SW. Multi-residential and mixed-use development must continue to be set back 3.0 metres from front and side property lines. The proposed changes specify setbacks according to the form of development rather than by reference to specific streets and reduce allowed building heights from 30 metres to 16 metres; regulations affecting land use and density are not proposed to be changed.
